‘I’m a property expert – this simple upgrade can add £50,000 to your home’s value’ | UK | News

A property expert has shared that a simple home improvement can significantly increase your home’s value—and it does not require expensive renovations.

Terry Fisher, a property specialist at We Buy Any Home, explains that while many homeowners prioritise flashy upgrades like kitchen remodels, practical enhancements—such as adding a home office or a downstairs toilet—can have an even greater effect on both property value and buyer appeal.

However, adding this one minor change to your house setting can raise the value of your property. 

With the rise of remote and hybrid working, experts explain that the demand for home offices has soared tremendously. 

It is estimated that more and more buyers are looking for homes that cater to modern work-life balance. 

Mr Fisher explained: “A well-designed home office can increase a property’s value by 5 to 10 percent, potentially adding up to £50,000 to a £500,000 home.”

According to recent property market trends, homes with office space are selling faster and at higher prices.

He explained: “It’s no longer just a luxury – many buyers now see it as essential.

A spare bedroom can work, but a dedicated office space is far more appealing. It doesn’t have to be a full extension – converting part of a garage, loft, or even a large cupboard into an office can make a huge difference.”

Apart from this, the property expert also highlighted how adding a second toilet downstairs, if not already, can also help. 

He added: “A second toilet is a game-changer for many buyers. It’s especially appealing to families and older homeowners, adding 4 to 5 percent to a property’s value.”

“A cloakroom toilet can fit under the stairs or in a utility room. As long as there’s plumbing access, installation is straightforward and costs as little as £1,500 to £3,000 – yet it can significantly boost a home’s appeal.”

Mr Fisher added that these upgrades are cost-effective and buyer-friendly. And, a key advantage of these upgrades is that planning permission is rarely needed.

He added: “A home office in a converted garage or loft usually doesn’t require permission. Similarly, downstairs toilets within an existing footprint often fall under permitted development if they meet building regulations.”
